Accredited & Licensed

At HL Homes we are licensed with Rent Smart Wales, members of The Property Ombudsman Service, Deposit Protection Service and have accreditation from the National Association of Estate Agents. We can advise you on your licensing obligations under Rent Smart Wales and HMO licensing under the Housing Act 2004.

Full property management

15% (inc. VAT) + set up fee

  • Provision of an assured shorthold tenancy agreement, commercial lease or contract
  • Deposits registered with the Government approved Deposit Registration Scheme (DPS)
  • Provision of tenant handbooks and a property inventory of condition
  • Registration of tenants with utility companies and the Local Authority
  • Rent collection and payment to you on the first working day of every month
  • Dedicated maintenance team of local, reputable and insured contractors
  • Support and guidance provided to tenants throughout their tenancy
  • Regular property visits with quarterly reports to you
  • Monthly statements of account sent out via email

PROPERTY SET UP FEE: £100 inc VAT per room which covers the cost of finding new tenants and taking over an existing tenancy. This is reduced to £75 inc VAT every subsequent time we find tenants for you.

FULL MANAGEMENT FEE: 15% inc VAT of the rent collected.



LICENSE APPLICATION FEE: For properties that require a mandatory licence from their local authority for multiple occupancy, there will be a charge of £40 inc VAT to complete the application form and associated paperwork.

DEPOSIT: Monthly rental amount + £100, unless agreed otherwise

Switching to HL Homes is easy
